Corrections and source updates

If a calculation assumption looks out of date, email support@fhacalcs.com with the detail. Source assumptions are documented on the methodology page and are checked against HUD policy before production changes.

No lead collection

FHA Calcs does not sell leads, does not route users to lenders, and does not ask for phone numbers or mortgage applications.

Sources, method, and limits

Calculations use a 30-year fixed FHA purchase-loan assumption.
P&I uses a standard fixed-rate amortization formula.
UFMIP uses the HUD 1.75% rate with no-rounding truncation to cents.
Base loan amounts are normalized with the HUD whole-dollar floor before LTV, MIP tier, and UFMIP calculations.
Monthly FHA MIP is calculated from annual average outstanding balance, rounded step-by-step, and cut off by the applicable MIP duration.
Property tax, insurance, HOA, rates, PMI, and holding period values are editable assumptions.
